About Schoenberger Associates LP . . .

            Schoenberger Associates, LP was established in 1999 by Robert and Nancy Schoenberger for their real estate and land development activities.   H. R. Schoenberger Realty, registered in the State of New York since 1978, lists and sells land as a part of Schoenberger Associates, LP. 


            Robert has experience in multi fields.  He is a New York State licensed real estate broker, selling only land, a specialized expertise appreciated by his clients.  He was president of a bottled water company in Dayton, Ohio and a Homebuilder in the Rochester, NY area for over 25 years where his firm achieved a reputation for constructing extremely high quality homes.  He also is a licensed New York State Professional Civil Engineer, and for many years, was a partner/owner of Sear, Brown Associates, a well known engineering consulting firm.  His specialty was the design of residential subdivisions and commercial projects.  Other business interests included the establishment of two successful Christmas tree farms, the larger of which is now Holly Hill subdivision.  During this time, he was president of the New York State Christmas Tree Growers Assoc., and trees from Holly Hill during the late 1980's and early 1990's won over 20 ribbons at the NYS Fair.  Holly Hill subdivision has a prize-winning heritage!


            Nancy has a strong background in new construction real estate, and she was a mortgage officer for 20 years. She presently is the administrator of Schoenberger Associates.  


            Some past projects designed and built by us are "The Meadows" and "Lily Pond" in the Town of Perinton; "Merry Hill Farm", "Merry Hill Farm East", and "Pond's Edge" in the Town of Pittsford; and "Whispering Oaks" in the Town of Mendon.  "Holly Hill" in Mendon is our most current project.


            Our philosophy has always been to give our homebuyer clients more than expected value.  To accomplish this, we do not make our lots of minimal size as allowed by zoning.  Rather, we give our clients larger lots thereby lending a graciousness to both the subdivision and the homes constructed therein.  Nor do we believe in using the least expensive method of developing.  As an example, in Phase II of Holly Hill, a typical, completely paved over cul de sac would have been much less expensive to build.  Instead, we designed and built a distinctive loop road with a treed interior.  We sincerely believe the future value of the homes in Holly Hill will be significantly increased because of understated design features such as these.  Realtors often insert "Schoenberger Built" in their home display ads for a reason.  You're invited to drive through the above mentioned developments to experience this difference.


            Until recently, in order to live in a Schoenberger development, one had to build the home with us.  About three years ago we sold our homebuilding business.  We now are selling these highest quality lots without any obligation to have us construct the home thereon.  We feel it is to the Buyers' advantage to be able to independently purchase a lot so they have the proper time to design their home, decide when building will best fit their busy schedule, select a builder most compatible and economically advantageous to their needs, and have time to make their selections without pressure.  The freedom to do this is quite rare, and the advantages are obvious.  Our lot buyers have thus far selected Woodstone Custom Homes, Ryan Homes of Pittsford, and Danrich Homes, all quality builders, to construct homes on the lots which they independently purchased.
